The Pitra Property Pulse

July 2026 Market Update

At Pitra Real Estate Group, we believe property decisions should be based on knowledge—not headlines.

Every month we share our observations on what’s happening across Melbourne’s property market, the factors influencing buyer and seller confidence, and what we’re seeing on the ground through our experience working with homeowners, buyers, landlords and tenants.

Our aim isn’t to predict the future—it’s to help you better understand today’s property market by sharing our observations and insights. Every property journey is different, which is why we encourage anyone considering buying, selling, leasing or investing to seek advice that’s appropriate to their individual circumstances.

Navigating a Changing Property Landscape

As we move through July, Australia’s property market continues to evolve.

Recent Federal Government policy announcements and ongoing discussions around housing affordability have generated considerable interest across the property sector. While some proposed measures are still subject to the legislative process, they have prompted many Australians to take a closer look at their future property plans.

At the same time, the fundamentals supporting housing demand remain largely unchanged.

Population growth continues, housing supply remains constrained in many areas, and the demand for quality homes and rental accommodation is still evident across much of metropolitan Melbourne.

Markets naturally respond to changing economic conditions, and periods like these often encourage buyers and sellers to become more informed before making important decisions.

Melbourne Market Snapshot

While conditions vary from suburb to suburb, we’re continuing to observe several consistent trends across Melbourne.

Quality homes that are well-presented and priced appropriately continue to attract genuine buyer interest.

Rental demand remains healthy across many areas, with landlords benefiting from continued enquiry levels as vacancy rates remain relatively low in numerous suburbs.

We’re also seeing buyers taking a more considered approach. Rather than rushing into decisions, many are spending more time researching locations, comparing opportunities and seeking professional guidance before committing.

This isn’t necessarily a sign of a weaker market—it’s a sign of a more informed market.

The Housing Supply Challenge Continues

One of the biggest influences on Australia’s property market remains the ongoing shortage of housing.

While governments continue working towards increasing housing supply, delivering new homes takes time.

Planning approvals, infrastructure delivery, labour availability and construction costs all contribute to how quickly additional housing can be brought to market.

As a result, supply remains an important factor supporting both the sales and rental markets in many parts of Victoria.

What Does This Mean for Buyers, Sellers and Landlords?

Every market presents opportunities—it simply depends on your circumstances.

For buyers, today’s market may provide more time to research and negotiate than during the rapid growth experienced in previous years.

For sellers, well-maintained homes that are priced in line with current market expectations continue to attract quality buyers.

For landlords, ongoing rental demand highlights the importance of presenting investment properties well and ensuring they are professionally managed to remain competitive.

There is no single strategy that suits everyone, which is why understanding your individual goals is more important than trying to time the market.

The Pitra Perspective

At Pitra Real Estate Group, we believe successful property decisions begin with understanding the market—not reacting to headlines.

Every person’s circumstances are different.

Whether you’re purchasing your first home, considering an investment property, selling a family home or expanding your portfolio, today’s market may present opportunities that look different from those of previous years.

The property landscape is always changing, and those changes often require a different approach rather than no approach at all.

That’s where having experienced guidance can make a real difference.
